How much does attic insulation cost in Ireland?
Attic insulation costs roughly €1,900 to €2,500 for a typical Irish home in 2026. The SEAI attic insulation grant pays €1,100 to €2,000 of that depending on your house type, so most homeowners end up paying somewhere between €400 and €800 themselves. A straight top-up in a clear, easily reached attic can come in under €1,500. A job that needs old insulation removed, extra ventilation or a new storage platform can pass €4,000.

Higher grant rates
Enhanced rates apply if you get certain welfare payments, or if you're a first-time buyer who bought on or after 1 January 2025.

Households on certain welfare payments may instead qualify for SEAI's Warmer Homes Scheme, which covers the upgrade in full rather than paying a grant towards it.
What the job involves
The standard job is 300mm of mineral wool laid between and across the ceiling joists, pipes and the water tank lagged, the attic hatch insulated and draught-sealed, and the vents at the eaves kept clear so the attic can still breathe. A standard attic is a one-day job. Roughly 20 to 30 per cent of a home's heat goes out through the roof, which is why this is usually the first upgrade recommended and the one with the fastest payback.
What pushes the price up
- Stripping out old, compacted or damp insulation before the new goes in.
- Extra ventilation. A well-insulated attic runs colder, so it needs airflow or you trade a heating problem for a condensation one.
- A boarded storage platform, raised on legs so it doesn't squash the insulation flat and undo the work.
- Awkward access, a low roof pitch, or an attic that's already partly floored or converted.
- Spray foam instead of mineral wool. The material alone runs about €24 to €29 per square metre against €11 to €14 for mineral wool, and some lenders and surveyors take a dim view of it, so check before you commit to it.
Grant rules worth knowing
- The home must have been built and occupied before 2011.
- The work has to be done by an SEAI-registered contractor.
- Apply and get grant approval before any work starts.
- A BER assessment is done after the work and before you can claim.
- One attic insulation grant per property (per MPRN), so it can't be claimed twice.
- Apartments qualify only where heat escapes through the roof, so top-floor units.
Is it worth doing?
Of all the energy upgrades, attic insulation is the cheapest one that makes a noticeable difference, it takes a day, and after the grant most people are out a few hundred euro. It's also a prerequisite for some of the other SEAI grants, so it's usually the place to start rather than the place to finish.
